Rural Appraisals, established in 1989, is a full service residential real estate appraisal company based in Phillipsport, NY. We are centrally located between Orange, Rockland, Sullivan and Ulster Counties of New York State, just off Route 17, future Interstate Route 86.


Ed's Web Photo.jpg (14285 bytes)The founder of the company, Edward Miller, has been appraising real property since 1984. Mr. Miller is a New York State Certified Residential Real Estate Appraiser with over 20 years of experience in the Hudson Valley and Catskills Regions of New York State.

We also offer expert court testimony for attorneys and lending institutions as well as the typical homeowner. 

We do not appraise personal property, furniture, coins or jewelry. 

At Rural Appraisals we believe in completing a quality report in a timely manner. Our turn around time for a typical single family residential appraisal, under a $500,000 value is normally three to five business days on the average. Spring and summer seasons may vary. However, we accept rush assignments as well.

We presently use the Appraiser's Choice (ACI) Collection for Windows version 2009 from Polaroid Digital Solutions as our appraisal software and are fully EDI (Electronic Data Imaging) and AI Ready (Appraisal Institute) capable. Digital photos and signatures are commonly used on all reports. We also commonly receive and send appraisals through Appraisal Port.

We also have the ability to send completed appraisals over the internet in Appraiser's Choice (ACI), Adobe Acrobat (PDF), Appraisal Institute (AIRD) or Lighthouse (LH) formats.
